 The importance of calling in a licensed home inspector to inspect a home cannot be overstated. There are many systems that must be inspected prior to purchasing a home. Home inspectors are licensed by the state of Texas and trained to look for exactly the kinds of things that go wrong with each of these systems.  Your Inspector will follow an inspection guide written by the Texas Real Estate Commission to protect  home buyers. It is a real gamble to purchase a home without having every system examined by a trained professional inspector.  Below are  photos of actual findings noted on recent home inspections. Some of the photos reveal faulty electrical wiring. Additional photos reveal conditions that would require expensive repairs by the new homeowner had they remained undetected. Have your new home inspected so that the repairs are covered by the builder's one year warranty.

 Builders warranty inspection This is on a new home. Floor joists cut by plumber. The maximum allowable notch in a joist is 1/6th of the depth. This 9 1/2" joist had 5" of wood cut out, over half of its depth. Home was already inspected by builder and city inspector. Call us to inspect your new home so that the repairs are paid for by the builder's warranty.

Water heater flue opens into home. To prevent carbon monoxide buildup in the home, this should be a continuous sealed vent until outside of the roof.

This is on a new home. Garage door  opener electric eye height is 10 inches- should be 5" to 6" to prevent crushing injuries to children.  Yes, you need a home inspection on your new home!
